Re-Format was commissioned to produce design proposals for McCarthy Stone on the site of the former Maritime Academy in Warsash. The proposal of 45 Retirement Living apartments is designed to respond to the unique and sensitive site. The importance and sensitivity of the site within the immediate context of buildings of historical importance has been recognised in the development of the design strategy. The removal of substantial structures which post-date the listed buildings will generate a significant enhancement to the setting of the listed buildings.

The design proposals have been carefully considered to respond to the varying context of the surrounding area. This is manifested in the scale, height, mass and disposition of the proposed building, which aims to enhance its setting. The proposed scheme will introduce a new building into its context that is well articulated and visually interesting, whilst also being respectful of its surroundings. The facades will be modulated using a variety of architectural devices including protrusions and recesses, which provide relief and visual interest whilst breaking down the overall massing of the building. The building will enhance the character of the local area with the introduction of a dynamic façade and rhythms of fenestration creating a new focal point, while retaining a respectful, modest form and materials.
