Detailed planning approval has been granted for Re-Format’s contemporary design proposals for a ‘Retirement Community’, comprising of 38 no. McCarthy Stone Retirement Living apartments.

From the outset the design team have developed a scheme that is generated by its unique location and responds to the local urban fabric. The site can be seen as a ‘transitional zone’ between the new residential development to the north that has been built on the site of the old railway sidings and the older less dense residential buildings to the south. The team’s contextual analysis led to the concept of creating a prominent landmark corner on the north eastern corner of the site. This feature addresses the approach from the railway station and is aligned with a ‘notional building line’ formed by the existing structures on the west side of Goring Road. The mass of the building has been designed to step down to the west and the south.

A selection of new trees and associated planting will transform the current unsightly expanse of concrete into a pleasant forecourt that responds to and reflects the generous nature of the landscaped grounds that address both sides of the street.
