A vibrant new neighbourhood at Foxhole Farm, Bolney. The project sets out an outline vision for up to 200 new homes, of which 30% will be affordable, alongside a wealth of green spaces and community facilities.

This scheme has been shaped to respect the character of Bolney, with careful attention to local heritage, views and the surrounding landscape. Two distinct clusters of homes will be connected by over 9 hectares of public open space, including orchards, allotments, outdoor learning areas, children’s play spaces and newly accessible countryside.

Sustainability is at the heart of the design. All homes will meet the Future Homes Standard, with low-carbon heating such as air source heat pumps, solar panels, and high insulation standards. Every property will be served by EV charging, while a new car club, improved walking and cycling routes, and enhanced bus links will support greener travel choices. The scheme also integrates sustainable drainage systems and extensive planting, with a commitment to delivering at least 20% biodiversity net gain.

A central part of the scheme is the creation of a new community hub, designed in partnership with the Mid Sussex charity Kangaroos, which supports children, teenagers and adults with severe learning disabilities. The bespoke building will give Kangaroos a permanent base to grow their work, while also providing wider facilities for local residents.
